Answer

How many years can you finance a business loan?

Term lengths by product, the median SBA term, and why the term matters more than the rate for most borrowers.

Short answer

The median SBA 7(a) loan runs 10 years. SBA 7(a) allows up to 10 years for working capital and equipment and up to 25 years when real estate secures it; SBA 504 fixes for 10, 20, or 25 years. Bank term loans run 3 to 7 years and online loans 6 months to 5 years.

Term matters more than rate, and almost nobody believes it

Borrowers shop rate. Underwriters watch term, because term is what determines whether the payment fits. The same debt stretched over ten years instead of three produces a dramatically smaller payment, which raises your coverage ratio, which is what actually decides approval.

Match the term to the life of the asset

This is the single rule that prevents most financing disasters.

  • Too short for the asset: a three-year loan on a fifteen-year building strangles cash flow for no reason and forces a refinance.
  • Too long for the asset: a five-year loan on equipment that lasts three years means paying for a machine you no longer have.
  • Working capital is the exception — it has no asset life, which is why the ten-year SBA amortization is so unusual and so valuable. Almost no conventional lender will write it.

Term is not the same as amortization

A loan can have a five-year term and a twenty-five-year amortization. The payment is calculated over twenty-five years, but the whole remaining balance is due at year five as a balloon. This is standard on conventional commercial mortgages and it means refinancing at whatever rates exist then, with whatever your financials look like then.

Questions people actually ask

What is the longest term for an SBA loan?

25 years, available on 7(a) loans secured by real estate and on the CDC portion of a 504. Working capital and equipment 7(a) loans max out at 10 years, which is still far longer than nearly any conventional lender will write for those purposes.

Can I pay off a business loan early?

Usually, but check how. SBA 7(a) loans with terms of 15 years or more carry a prepayment penalty of 5%, 3%, and 1% in years one through three. Many short-term online products have a fixed total payback, so paying early saves nothing at all.

Is a longer loan term better?

For cash flow and for approval odds, yes. For total interest paid, no. The right answer is the term that matches the life of what you are financing, with a payment your coverage ratio supports comfortably rather than barely.
