Answer

Can I get a business loan to start an Airbnb?

Usually not through the SBA, because short-term rental is normally passive real estate. Where the line sits and what finances it instead.

Short answer

Usually not with an SBA loan. Buying property to rent out, including short-term, is normally treated as passive real estate investment, which is ineligible. Where a property is genuinely operated as a lodging business — the way a hotel or bed and breakfast is — the analysis can differ, but lenders read it conservatively.

Why most short-term rental does not qualify

The SBA finances operating businesses, not investments. The owner-occupancy rule requires your business to occupy at least 51% of an existing building, and businesses whose income is essentially passive rent are excluded. A house you buy and list for nightly stays generally falls on the passive side of that line.

Where it can tip the other way

The more your operation resembles a lodging business rather than a rental, the better the argument. Factors that matter:

  • Substantial services provided — daily housekeeping, linens, food service, a front desk or on-site staff.
  • Licensed as lodging in your jurisdiction, and taxed as such.
  • Scale and structure — a multi-room inn or boutique property operated as a business, rather than a single unit listed online.
  • Average stay length and how the property is marketed.

What finances short-term rental instead

OptionTypical terms
DSCR loan20% to 25% down, underwritten on the property's projected rental coverage
Conventional investment mortgage20% to 30% down
Second home or portfolio loanVaries; some lenders have specific STR programs
Home equity7.5% - 12.0% APR, secured by your own home
Hard money bridgeShort-term, high rate, used to acquire then refinance

DSCR lending has grown specifically around short-term rental, and several lenders will underwrite using projected STR income rather than long-term rent. That market is outside what this site covers, but it is where this financing actually lives.

If you already run a lodging business

If you operate an inn, a motel, a campground or a boutique hotel as a genuine business, you are in ordinary SBA territory and should read hotels and motels, which shows what those loans actually look like and which lenders write them.

Questions people actually ask

Can an LLC get an SBA loan for short-term rentals?

The entity does not change the answer. Eligibility turns on whether the business is operating or passive, not on how it is organised. An LLC holding rental property is still holding rental property.

What about a bed and breakfast?

A B&B you operate with services is much closer to a lodging business than a listed condo is, and such properties have been financed through SBA programs. It still depends on the specific operation and the lender's reading, so confirm before you commit.

Can I buy a duplex, live in one side and Airbnb the other?

That is residential and personal rather than a business use, so SBA financing is not the route. Owner-occupied residential programs are, and they are a different market entirely.
